Gran Central: Panama Reclaims Its Downtown

Decades ago, Avenida Central was where everything happened in Panama. Companies that are now massive corporations were born in La Central. The people you ran into there were the ones moving the economy. It was the real pulse of the city.
I remember that, as a kid, my mom would take me to walk through all those stores. For my mom, it was an adventure. For me, it was sensory overload. Everything was happening at once.
After that, the area kept developing, and the city expanded further and further toward what we now know as modern Panama City. La Central was left behind, trapped in a bubble that moved through time differently compared to the rest of the city.
But that is about to change. Gran Central brings that downtown back. And not just Gran Central, because the projects happening alongside it also reinforce and confirm that the change is real, and quite disruptive.

What is happening in the center of Panama
The Mayor’s Office of Panama has just announced an investment of more than $25 million to renew the heart of the city. Avenida Central, 5 de Mayo, Avenida 3 de Noviembre, Calle Estudiante. New sidewalks, LED lighting, pedestrian crossings, native trees, urban furniture. The goal is clear: bring walkability and life back to the historic centre.
This is not a rumour. It is an approved public bidding process. And right in that context, at the most strategic intersection in the area, sits Gran Central.

Gran Central: the most disruptive project Panama has seen in years
It is not a building. It is an entire district. Four residential towers, an internationally branded hotel, more than 65 retail spaces, coworking, restaurants, pedestrian plazas, and 400 parking spaces. Everything integrated. Everything walkable.
Four minutes from Casco Viejo. Ten from the Financial District. Fifteen from Albrook Airport.
It is being developed by Conservatorio, the same firm that transformed Casco Viejo over the past 20 years. They know what they are doing with urban areas that are on the verge of exploding.

At the demolition event almost a month ago, I had the honor of being the first person to take the first swing. My contribution was that small hole you see there. Construction begins between June and July. If you are reading this and you are interested, your timing is very good.


The kind of change Gran Central is going to create in that area is the kind people remember. It is an area that got stuck in time and is about to come back to life. Because something that is still unclear today is defining what Panama’s downtown really is. I can guarantee that most people would have different places in mind. Gran Central will be the catalyst of an urban transformation that already has legal backing, municipal government support, and now private capital as well.
Two opportunities you cannot ignore
Out of everything Gran Central had available, there are two units left that I personally consider gems.
